1. How long does a home inspection take?

A standard residential home inspection (2,000 sq. Ft.) usually takes 2.5 to 3.5 hours. This can vary based on the size, age and condition of the home. We never rush. Adding services like Radon or Mold testing may add 30–60 minutes.

2. Do I really need Radon testing in New Jersey?

Yes. The EPA estimates that 1 in 15 homes nationwide has elevated radon levels.. In New Jersey – specifically Mercer and Ocean Counties – the risk is higher. Radon is the #1 cause of lung cancer among non-smokers. You can’t smell it. See it. The only way to know is to test.

3. Should I be present during the inspection?

Yes we encourage you to join us. While you can drop the keys and leave we think an attended inspection is better. You will learn where your water shut-off valve is, how to reset the furnace and the specific maintenance schedule for your property.

4. What is the difference between a Home Inspection and an Appraisal?

An appraisal determines the value of the home for the bank. A home inspection determines the condition of the home for you. The bank cares if the house is worth the loan amount. You care if the roof leaks the electrical panel is a fire hazard and the foundation is cracking.

5. If the report finds problems should I walk away from the deal?

Not necessarily. Every home has issues – new construction. We categorize findings into three groups: Safety Hazards (fix Major Defects (negotiate repairs/credits) and Maintenance Items (budget for the future).

6. Do you inspect properties?

Yes. Thanks to my 15 years managing stores we are qualified to inspect retail spaces, office condos and mixed-use buildings. We look at ADA compliance HVAC load for stores, fire suppression systems and structural integrity, for tenants.

7. How soon do I get the report?

You get the report away after the inspection is done. We use computer software that lets us write and send reports fast. By the time we are done and shaking hands the report is already on your phone. Being made as a PDF. You will see pictures, summaries and advice within minutes.

8. What is the cost for mold testing vs. A Home Depot kit?

A Home Depot mold test costs $10 to $40. It is not very accurate. It can’t tell if the mold is bad or normal stuff found at home. It also can’t find where the water is coming from.
